Agilité delivered a high-spec, design-led café fit-out for Café Kitsuné in the heart of Milan’s historic Palazzo Venezia in Piazza Cordusio — balancing heritage constraints, luxury finishes, and a fast-paced programme ahead of Milan Design Week.

Café Kitsuné blends French-Japanese heritage with fashion-forward hospitality, bringing its chic coffee culture to cities across the globe.
Working in a heritage-listed building presented unique challenges from the outset. Agilité had to develop a strategy that respected strict preservation guidelines — creating a “box within a box” to avoid contact with the existing fabric while building a fully functional café. With limited early-stage information and a compressed timeline, the team leaned on strong local knowledge to ensure programming, procurement, and compliance were tightly controlled. Operating within a live hotel and retail environment also demanded careful coordination with landlords and other stakeholders.
With just 29 sqm to work with — including interior space and a small exterior seating area — meticulous attention to detail was essential. Aligning with Café Kitsuné’s Paris-based team, Agilité managed every aspect of the design translation and fit-out, from sample approvals to space planning. Using the client’s concept drawings and look book, the team sourced standard components that closely matched the brand’s distinctive aesthetic, ensuring visual consistency without longer bespoke lead times.
Clear, fast communication was key to upholding quick decision-making with the client in Paris, while Procore kept records updated in real time. Agilité’s proactive communication style enabled work to progress on site while approvals were finalised remotely. Frequent updates and visual references helped the client feel involved despite the geographic distance.
Despite the compact footprint, the café features high-end finishes, custom signage, and intricate detailing — all executed to the standards of a luxury hospitality brand. Sustainable practices guided delivery, from local sourcing and supplier selection to responsible waste management. The team worked closely with trusted partners like KK Civil Works (MEP) and Graphix (signage and branding), ensuring responsiveness during both construction and snagging, when access was limited to two hours per day post-closing.
