Plan

With its large floor-to-ceiling windows and sleek natural stone elements, the showroom needed to mirror the high-end image associated with Cadillac. The design, managed by Gensler, was focused on maximising the ground floor space for vehicle displays. Agilité worked closely with the client and contractors to maintain the architectural integrity of the building while adapting it to accommodate GM’s EVs. Challenges arose with material deliveries thanks to location-specific weight restrictions, requiring precise planning to avoid disruption. Additionally, coordinating with local contractors and handling strict fire safety procedures for the building added complexity to the timeline

Align

The scope involved a complete interior fit-out, including the demolition of old fixtures, partitions and unused spaces. The team also worked on refurbishing the existing staff area and creating new spaces including conference room in the basement. Despite being in good condition, the project required significant adaptation to incorporate GM’s branding and the technical requirements of the vehicles. Part of this adaptation involved the installation of custom-made swing doors to allow vehicle access into the showroom without disrupting the historic façade. Additionally, the project focused on cost-efficiency – using existing HVAC and ventilation systems where possible and repurposing materials to keep within budget.

Communicate

Communication was key, especially given the building's multiple tenants, including lawyers in the upper floors who were particularly sensitive to noise disruptions. Regular updates and coordination with these tenants ensured that work could continue without causing unnecessary disturbances.

The project required night shifts to manage noisier tasks, such as drilling into the concrete ceiling. Regular meetings between Agilité, the client and contractors were held to keep everything on track. Weekly meetings and progress reports allowed all stakeholders to stay informed, while local architects and engineers worked in close collaboration with Gensler to merge the design vision with the practical execution of the fit-out.

Execute

Despite the challenges, the project was delivered within the specified timeline and budget. Extensive coordination was required to integrate lighting, ventilation and fire safety systems into the showroom without altering the structure's appearance. Agilité also managed the installation of parquet flooring – sourced locally to reduce costs and improve sustainability – and bespoke joinery pieces that aligned with GM’s aesthetic vision. One of the significant challenges was ensuring that all work complied with the building’s stringent fire safety regulations, which included coordinating the placement of sprinklers within the ceiling plan.
